The business of commercial realty is very competitive. Now, new competition is popping up with co-working spaces becoming a popular trend. However, the advantage of large commercial office developers is economy of scale for attractive amenities which has been proven to increase tenant acquisition (WIN new tenants!), improve customer retention (Keep the tenants you currently have) and improve any underutilized, older or boring space.
Demand for shared amenities is rapidly growing as companies shift their healthcare focus from sick treatment to preventative care and well-being. Frankly, the upfront costs is prohibitive for many companies who want to invest in employee wellness, even though it makes absolute sense to their bottom line.
